Property Agent Website in Singapore
Short answer: a property agent's website does what a portal listing cannot: it shows your track record, the areas you work, and a direct WhatsApp line, and it keeps every enquiry in your own database. It must carry the same CEA identification that every advertisement needs, and its photos and figures must be accurate. A site like this is a small build. The sections below cover pages, rules, listings, lead capture and cost.
What do buyers and sellers check on an agent's site?
A seller deciding who to appoint and a buyer deciding who to call both arrive from the same places: a portal listing, a Google search of your name, or a WhatsApp forward. They check five things in under two minutes.
- Track record. Transactions closed, with district, property type and year. Sold prices only where you are permitted to state them.
- Areas. The districts, estates or condos you actually work. One page per area with recent transactions, nearby MRT stations and schools, and your listings there.
- Current listings. Photos, floor area, tenure, asking price, and a WhatsApp button on each.
- Who you are. Full name, CEA registration number, agency, years in practice, languages spoken, and a photo of you, not a stock image.
- Contact. WhatsApp first, phone second. A buyer in a viewing queue is not filling in a form.
Pages to build: home, about, listings (one page per listing), areas (one page per area), track record, contact. Six page types, built once, updated as listings change.
Which CEA advertising rules apply to a personal website?
A website that markets properties is an advertisement under the Council for Estate Agencies' rules. The gov.sg explainer on engaging a property agent, published 29 May 2025, states that property advertisements must include the agent's name, CEA registration number and phone number, and the agency's name and licence number. It notes a narrower requirement for newspaper classifieds and phone text advertising, where only the agent's name and phone number are required.
The Practice Guidelines on Ethical Advertising (PG 2/2011), issued by CEA on 29 June 2011, set out the detail. CEA's own consumer guidance summarises the requirements as: the salesperson must be correctly and clearly identified in all advertisements, including online advertisements; information must be accurate; photographs must not be altered or enhanced; essential data such as floor area must be accurate; and any promotion or guarantee must carry its terms and conditions. Non-compliance may lead to disciplinary action.
For the website, that means:
- Name, registration number (format R123456A), phone, agency name and licence number in the footer of every page and on every listing page.
- Photos as taken. Straightening and cropping are not enhancement in the ordinary sense, but do not add sky, remove objects or widen rooms. When in doubt, use the original.
- Floor area in square feet or square metres from the title or the Strata Certificate, not an estimate.
- Remove a listing on the day it is sold or leased.
- No "No. 1" or "top agent" claims without the published basis and period.
This is the published position as checked on 18 October 2026. The guidelines are the document of record; read them before launch and when CEA updates them.
Listing feeds or manual listings?
| Approach | How it works | Suits | Cost |
|---|---|---|---|
| Manual listings | You add each listing in a form: photos, area, tenure, price, description | Under 20 active listings | Part of the build; 5 minutes per listing |
| Portal feed | Listings pulled from a portal or your agency's system | 20 or more active listings, or team sites | Depends on feed access; some portals do not offer one |
| Links only | Each listing links to its portal page | Agents who treat the site as a profile only | Lowest; sends the enquiry to the portal |
Portal subscriptions are a fixed annual cost. PropertyGuru's agent update page listed its Advance package at S$2,380 for 12 months from 1 September 2023 (PropertyGuru agent offerings, the latest update published there as checked on 18 October 2026). The portal brings buyers who are already searching. The website converts the ones who search your name afterwards, and it keeps the record of who asked.
Recommendation: manual listings for most individual agents. The listing form takes 5 minutes, you control the photos and the wording, and the page outlives the portal subscription.
How do WhatsApp and lead capture work?
Every listing page and area page carries a WhatsApp button with a pre-filled message: the listing address and the question. Tapping it opens WhatsApp on the buyer's phone. That is the enquiry most Singapore buyers and tenants want to send.
The site also records the click: which listing, which page, what time. If the buyer fills in a viewing request instead, the form writes to your database, not to a third-party form tool, and you get the WhatsApp notification. In both cases the lead is yours, with the source and the listing attached. Our note on owning your website leads explains why that matters when you change agencies or platforms.
Fields to collect on a viewing request: name, mobile, preferred date and time, and the listing. Nothing else. Ask for the rest on WhatsApp.
What does it cost?
cense builds a website from S$2,000, quoted in full after one call. The first draft arrives 14 days after the call, with up to 20 rounds of edits. There is S$0 monthly maintenance and hosting is S$0 on the standard plan for most business sites. You own the domain, code, hosting and data.
Compared with a portal package above S$2,000 a year, the site is a one-off at a similar figure, and it does not expire.
What the quote covers for an agent site:
- Six page types: home, about, listings, areas, track record, contact
- Listing form with photo upload, area, tenure, price and status
- WhatsApp button with pre-filled message on every listing and area page
- Viewing request form writing to your database
- CEA identification block on every page
- Google Business Profile set-up and local structured data

Does a property agent need a website if they list on PropertyGuru?+
A portal shows your listing next to competing ones and keeps the enquiry data. Your own site holds your track record, your areas and every lead in your own database, and it stays when the portal subscription lapses.
What CEA details must appear on a property agent's website?+
The gov.sg explainer states that property advertisements must include the agent's name, CEA registration number and phone number, and the agency's name and licence number. The CEA Practice Guidelines on Ethical Advertising apply to online advertisements.
Can I edit listing photos on my website?+
The CEA guidelines require photographs to be accurate and not altered or enhanced. Use straight photos and state floor area and tenure correctly.
Should listings be fed from a portal or entered by hand?+
An agent with under 20 active listings can enter them by hand in a few minutes each. A feed saves time at higher volume but ties the site to the portal's data.
